As we wrap up the year, I’ve been reflecting on what it means to truly connect with people in this digital age. The word that keeps coming to mind is REAL. Social media often showcases perfection—flawless homes, seamless transactions, and realtors who seem to have it all together. But life, and real estate, isn’t always picture-perfect. And I am learning that’s okay.
This year, I’ve committed to embracing authenticity, both in my personal life and my career. I’m not just your REALTOR®; I’m your REALtor—someone who’s here to help you, imperfections and all, with honesty, empathy, and expertise.
What “REAL” Means to Me as a Realtor
Real Relationships
Real estate is about more than buying or selling houses—it’s about people. It’s about listening to your dreams, understanding your challenges, and walking beside you through one of life’s biggest decisions. Whether you’re an empty nester ready to downsize or a growing family searching for the perfect neighborhood, I’m here for you. Not just as a professional, but as a partner who genuinely cares.
Real Advice
I’m not here to sugarcoat things or make empty promises. If a house isn’t right for you, I’ll tell you. If the market isn’t in your favor, we’ll strategize together. My goal is to give you honest, straightforward advice so you can make informed decisions that align with your goals.
Real Effort
Behind the scenes, real estate isn’t always glamorous. There are long hours, late-night negotiations, and the occasional hiccup in the process. But I wouldn’t trade it for the world. Every bit of effort is worth it when I see the joy on your face as you turn the key to your new home.
Real Me
Beyond my job, I’m a real person with real experiences. I’ve navigated my own life transitions—downsizing, family changes, and the journey to discover what truly matters. I’m a hiker, a dog lover, and someone who believes in the power of creating a home, not just a house. Sharing these pieces of myself isn’t about selling; it’s about connection.
During this season, a lot or realtors take a break. Not me. I am in the office now working on various projects to better assist my clients. One thing I love to do is to use my teacher-brain and hone in on creative posts to engage readers.
As we are all budgeting and buying for the season, let this little jingle fill your mind.

On this journey of mine I am blessed in so many unsuspecting places! From friends who invite me on trips or adventures to the ones who check my location to make sure I am home after a busy day and to my dad surprising me with a fresh cut lawn in 95 degree weather (and the goodies from my mom of fresh tomatoes, okra, or cornbread!) The heartfelt love and compassion shown to me is appreciated way more than anyone can imagine. So, when opportunities arise to be there for others, I want to do all I can to help.
I was approached multiple times over the summer for various teaching positions that I gave the nicest “no” I could muster. I appreciated the thought and trust that these administrators across 2 counties placed in me.
In August, I was approached by administrators about a Job Share Position at the elementary school I attended in Smyrna. I would work 2 days a week and every other Friday. I could still tend to real estate clients. My teaching partner would be one of my dearest friends. Hmmmm. I decided to consider this offer.
We went for the “interview” where the administrators began with, “The Lord has answered us!” Then they simply asked, “How can we serve you?”
We accepted the position with gratitude for the trust being placed on us (I didn’t know these ladies, yet my teacher reputation is still good in Rutherford County Schools!) The outside-the-box thinking to provide excellence for their students was to be commended. We started with attending in-service, decorating our classroom, and sorting files and lesson plans. Things were rolling along. Life was good. I had deals to work on my days off. I had many things to do while at school to ensure these kiddos were getting my 100% attention.
Fast forward to a scary night for my partner’s dad. Fear and worry set in.
Life is too short to work the moments away. Our parents are here for only a moment, and while we are lucky enough to have them we need to value and honor their presence in our life.
We had a decision to make, and it was not taken lightly.
We sure didn’t want to let anyone down. We had bonded with our team of professionals and the children. The kiddos were making progress; they needed us. However, my friend’s dad needed her more. Since I didn’t feel that I wanted to step into a full time classroom position, we met with the principal to announce our departure in the upcoming weeks. She was nothing but kind, gracious, and understanding.
As we wrapped things up, the Lord placed a candidate on the admin’s schedule to interview. She got the job, and the children will continue to be loved on and will continue to make strides in their education!
Romans 8:28 says, “And we know that in all things God works for the good of those who love him, who have been called according to his purpose”.
You see, before the initial “Job Share” was presented, I had been praying for guidance. I was worried. I was asking the Lord, “Do I return to teaching where I know I have a safe and steady income or do I continue working in real estate in a time of uncertainty?” Then the Job Share opportunity came to me, and I just KNEW that God’s sense of humor was saying, “OR? Who said anything about OR? I am saying BOTH.” And I was good with that.
Maybe we needed to take the position to allow time for the new person to hear from Him. Maybe He had to use us to get her to the school. Maybe it was so I could reconnect with high school friends turned educators. Maybe it was so I could reconnect with friends of friends. Maybe it was so I could meet new friends. Maybe it was so I could reconnect with a former neighbor who has grown up and become a mama herself.
Either way, we did it.
Now I focus on my business. I am spending time organizing and planning how to end the year. I know how I want my business structured. I want to educate clients. I want to treat them how I want to be treated. I want to stand by my word.
This week, I am working and attending various appointments while getting a lot checked off my list-vet appointment, car appointment, a realtor zoom class. I am filling my calendar with meetings and appointments.
In this unsettled world, I thank God for knowing best.
As you enter this fall, take a moment to list the things you are grateful for. It truly is life changing. In my quiet times, I try to list at least 3 things a day as I pray for the many on my prayer list. It’s a habit that I am trying to set. It is easy to fall asleep some nights without finishing my list, but the attitude of gratitude does change our brain’s make up.
I am thankful for you, my reader, for extending grace and kindness to me throughout this blog, our times together, or a simple “thumbs up” on this.
Be kind to someone today; it can change the world.
Deciding whether to buy or sell a home can be a tough choice, especially with the ever-changing real estate market. Understanding the current trends, interest rates, and market dynamics is essential to making an informed decision. In this blog post, we’ll explore whether now is the right time to buy or sell a home, with a market analysis to help guide your next move.
Current Real Estate Market Overview
The real estate market is always evolving, influenced by various factors like economic conditions, interest rates, and buyer demand. As of 2024, here’s a snapshot of the current market:
Interest Rates: Interest rates are a crucial factor in the decision to buy or sell. Rates have been fluctuating recently, with lenders offering competitive rates to attract buyers. Lower rates mean lower monthly payments for buyers, making it an appealing time to purchase a home. For sellers, lower rates can drive more buyers into the market, potentially increasing demand for your property.
Inventory Levels: The current inventory of homes on the market plays a significant role in determining whether it’s a buyer’s or seller’s market. In many areas, inventory remains relatively low, which can drive up prices due to high demand. For buyers, this might mean more competition and potential bidding wars. For sellers, this scarcity can lead to higher offers and quicker sales.
Home Prices: Home prices have been steadily rising in many markets due to limited inventory and strong demand. For buyers, this means acting quickly and being prepared for higher costs. For sellers, rising prices create an excellent opportunity to maximize your home’s value.
Is It a Good Time to Buy?
For potential homebuyers, now can be a great time to enter the market, but there are a few factors to consider:
Interest Rates: With interest rates currently lower than historical averages, buyers have an excellent opportunity to secure a more affordable mortgage. Even a small decrease in rates can lead to significant savings over the life of the loan.
Rising Home Prices: While home prices are rising, buying sooner rather than later can save you money as prices continue to increase. Waiting could mean paying more for the same property down the road.
Personal Financial Readiness: Beyond market conditions, your financial readiness is key. Ensure you have a stable income, a good credit score, and enough savings for a down payment and closing costs. A favorable market won’t compensate if your personal finances aren’t in order.
Long-Term Plans: If you plan to stay in your home for several years, buying now could be a smart move, even in a competitive market. Homeownership builds equity over time, and the longer you stay, the more you can benefit from appreciation.
Is It a Good Time to Sell?
For homeowners considering selling, market conditions are currently in your favor in many areas:
High Demand and Low Inventory: With fewer homes on the market, sellers are often receiving multiple offers, sometimes above the asking price. This competitive environment can work to your advantage, allowing you to negotiate better terms.
Rising Home Values: Increased home values mean you can potentially sell your home for more than you would have a year ago. This is especially beneficial if you’ve owned your home for several years and have built up significant equity.
Faster Sales: Homes are selling quickly, often within days or weeks of listing. This means less time dealing with showings and the selling process, allowing you to move on to your next chapter faster.
Buyers Motivated by Low Rates: Many buyers are motivated to purchase now to lock in low rates before they rise again, creating a sense of urgency that works in your favor as a seller.
Key Takeaways
For Buyers: If you’re financially ready and prepared to act quickly in a competitive market, now could be an excellent time to buy. Take advantage of low interest rates before they potentially increase and start building equity sooner rather than later.
For Sellers: With high demand, low inventory, and rising home prices, it’s a strong market for sellers. Listing your home now could result in multiple offers and a higher sale price, making it an opportune time to sell.
Conclusion
Whether you’re looking to buy or sell, the current market conditions offer opportunities for both. Buyers can benefit from lower interest rates and the potential for property appreciation, while sellers can take advantage of a competitive market with high demand and rising prices. Always consult with a real estate professional who understands your local market to ensure you make the best decision for your unique situation.

Today is a special day to celebrate our furry friends who bring joy, love, and endless adventures into our lives. In the spirit of this heartwarming occasion, I want to shine a spotlight on a truly remarkable rescue dog who has captured my heart and embodies the spirit of resilience and happiness. Meet Fender, my three-legged wonder who has a zest for life like no other.
From Rescue to Radiance: Fender’s Story
Fender’s journey began not in the most ideal of circumstances. As a rescue dog, he faced challenges that could have dimmed his spirit. But Fender’s story is one of triumph and boundless joy. Despite losing a leg, Fender has never let his condition hold him back. Instead, he has embraced life with an enthusiasm that’s both inspiring and contagious.
The Joy of Hiking
One of Fender’s greatest loves is hiking. Whether it’s a scenic trail or a rugged path, Fender is always ready to tackle the great outdoors. His three legs may seem like a limitation to some, but to Fender, they’re just a part of his unique charm. With his unwavering determination and boundless energy, Fender proves that there’s no trail too challenging or view too distant for a dog with a heart full of adventure.
Splashes and Swims: Fender’s Water Fun
Water is another of Fender’s passions. From puddles to lakes and everything in between, Fender finds pure joy in swimming and splashing around. His excitement at the sight of a water hole is infectious, and he dives in with an exuberance that reminds us all to appreciate the simple pleasures in life. Watching him navigate the water with such confidence and joy is a reminder that happiness is about embracing what we have and finding joy in every moment.
A Lesson in Resilience and Joy
Fender’s story is a powerful reminder of the resilience and joy that our pets bring into our lives. Despite the obstacles he’s faced, Fender approaches each day with an open heart and an adventurous spirit. His love for hiking and swimming serves as a testament to his indomitable spirit and the incredible bond we share.
How You Can Celebrate National Dog Day
This National Dog Day, take a moment to celebrate your own furry companions and their unique qualities. Whether your dog is a rescue like Fender or simply a beloved member of your family, they all have their own special traits that make them extraordinary. Spend some extra time with your pup, engage in their favorite activities, and show them just how much they mean to you.
If you’re inspired by Fender’s story, consider supporting local rescue organizations or shelters. Every dog, regardless of their background or condition, deserves a loving home and a chance to thrive. Your support can make a world of difference for dogs in need.
A Final Thought

Happy National Dog Day to all the incredible dogs out there and to their loving families! Celebrate your pets, cherish the moments you have with them, and remember to find joy in every wag of their tail and every splash in the water.
How to Get the Best Mortgage Rates in Today’s Market
Getting a good mortgage rate can save you a lot of money over the life of your loan. Here are some simple tips to help you get the best rate in today’s market.
1. Check Your Credit Score
Your credit score is very important when it comes to getting a mortgage. Here’s how to improve it:
Look at Your Credit Report: Get a copy of your credit report and make sure there are no mistakes.
Pay Off Debt: Try to reduce the amount of money you owe.
Don’t Open New Credit Accounts: Avoid applying for new credit cards or loans before you apply for a mortgage.
2. Save More for a Down Payment
The more money you can put down when you buy a home, the better your mortgage rate will be. Aim for at least 20% of the home’s price.
3. Compare Different Lenders
Interest rates can vary a lot between lenders. Here’s what you should do:
Get Quotes from Multiple Lenders: Contact several lenders to see what rates they offer.
Look at Different Types of Loans: Compare fixed-rate, adjustable-rate, and other types of mortgages to find the best one for you.
Negotiate: If one lender offers you a lower rate, see if another lender can match or beat it.
4. Lock in Your Rate
Once you find a good rate, lock it in. This means the rate won’t change before you close on the house, even if rates go up.
5. Lower Your Debt-to-Income Ratio
Lenders look at how much debt you have compared to your income. To improve this ratio:
Pay Down Debt: Focus on paying off loans and credit cards.
Increase Your Income: Look for ways to earn more money.
Don’t Take on New Debt: Avoid getting new loans or credit cards before you get your mortgage.
6. Consider Shorter Loan Terms
Loans with shorter terms, like 15 years instead of 30 years, usually have lower interest rates. Your monthly payments will be higher, but you’ll pay less interest overall.
7. Stay Updated on Market Trends
Interest rates can change based on economic conditions. Keep an eye on the news to understand when rates might go up or down.
Read Financial News: Follow reliable sources to stay informed.
Talk to a Financial Advisor: They can give you advice based on the latest trends and your personal situation.
Conclusion
Getting the best mortgage rate takes some work, but it’s worth it. Check your credit, save for a bigger down payment, compare lenders, lock in your rate, improve your debt-to-income ratio, consider shorter loan terms, and stay informed about the market. By following these steps, you can find a mortgage that fits your budget and helps you buy your dream home. Happy house hunting!
As a retired educator, returning to the classroom after years of shaping young minds can feel like stepping back into a familiar, comforting embrace. But what happens when tragedy strikes, and the halls are filled not with laughter and learning, but with grief and heartache?
That was the reality I faced when news reached me of the sudden passing of a former colleague – a beloved teacher who had left an indelible mark on our school community. As I processed my own feelings of shock and sorrow, I received a phone call. I knew that I couldn’t stay on the sidelines when asked to be back in the game. I had to return to my former school where I could offer whatever support I could, especially to the eighth graders who were grappling with the loss of someone they had looked up to and admired.
Walking through those school doors once again, I was met with a mix of emotions – sadness, yes, but also determination and a sense of purpose. These students, many of whom I had taught years ago, were now facing a profound loss, and I was determined to help them navigate their grief and find healing in the midst of tragedy.
In the days that followed, I witnessed firsthand the raw emotions and silent tears of students struggling to come to terms with the loss of their teacher and friend. As we sat together, sharing memories and stories, I was struck by the resilience and strength of these young souls, who were grappling with emotions far beyond their years.
In the midst of our collective sorrow, I knew that we couldn’t ignore the reality of the world outside those classroom walls. Tests still had to be taken, assignments still had to be completed – life, in all its complexity, continued on. And so, we found ourselves balancing the need to grieve with the demands of academic life, navigating a delicate dance between tears and testing, writing and mourning.
But through it all, we leaned on each other for support, finding solace in the shared experience of loss and the bonds of friendship that held us together. Together, we wrote poems and paragraphs about their teacher, pouring out our hearts on paper and finding comfort in the act of putting pen to page. And as we navigated the bittersweet journey of saying goodbye, I saw firsthand the power of writing as a tool for healing and self-expression.
Ultimately, our journey through grief has not been easy, nor has it been without challenges. But as we stand together, stronger and more resilient than before, I know that we have come through the storm with a newfound sense of unity and purpose. And though we will never forget the teacher we lost, we will carry forward the lessons he taught us – about love, about loss, and about the power of community to heal even the deepest wounds.
As I prepare to leave the classroom soon, my heart is heavy with sorrow but also filled with hope. I know that my journey as a retired educator has come full circle. In returning to the school that holds so many memories, I have found not just a sense of closure, but a renewed sense of purpose – to help guide these young ones through the trials and tribulations of life, and to remind them that even in the darkest of times, there is always light to be found.
After my divorce, I decided I wanted to see the 30 MLB ball stadiums and hike at National Parks along the journey to 30. If you’ve been watching my adventures, you know I have marked off A LOT of those dreams.
One thing I’ve wanted to add to my experience is a teardrop camper. For one reason or another, dropping the money for one hasn’t been on the top of my list. After retiring and only having a teacher’s pension consistently, I have put my all into real estate. Thankfully, I’ve done amazingly well and will continue to work hard, but I felt like this purchase was a huge splurge that was for “sometime later.”
Well, “later” came yesterday. I found this little jewel on FaceBook Marketplace and took my dad to help me check it out. It was used for a year by a couple-well the wife hated it, so his dreams came to an end quickly. So it seems like a brand new camper at a used price. Win-win.
We brought it home after some driving lessons and practicing setting it up and tearing it down. (Not much to do, honestly.)
I have “played” since bringing it home!
I pulled out the camping themed quilt I made years ago for my “one day” camper. I have designed some vinyl quotes and images to add some fun personalization to the inside and out. I ordered cute camping sheets and a few essential lights, locks, and levelers.
To say I’m excited is a given, but I’m also proud of myself. Proud of myself for turning the lemons I was handed into lemonade. Proud of myself for not giving up. Proud of myself for finding the real me again, and following MY dreams.
I am healing. I have healed a lot in the past couple of years. That scab of divorce and betrayal will always be there, but I am stronger than I knew. And for that, I am thankful to those of you who’ve had my back all this time. True friends and family have gotten me here with their love, support, and prayers.
As Mel Robbins says about those who aren’t true friends and family… “Let them.” I’ve decided that those who choose to not be here for and with me…”let them” choose others. For those who don’t want to be at my table, “let them” sit elsewhere.
For those who do choose me, thank you.
NOW….
If you have favorite camping spots, let me know. If you want to join us, bring your hammock or tent and come along! (Sorry, but this little camper is little. Only sleeps 2.) I have started making plans for weekend adventures with some sweet little boys in my life as well as Fender and myself.
